Griffin Green: A model for affordable housing

Winner of the Brighter Future Leading Housing Development Project 2025 Award, Griffin Green stands as a shining example of an inclusive, innovative and well-planned development that delivers lasting benefits to the whole community.

A collaborative project between Argyle Housing and the Griffith City Council, Griffin Green initially aimed to address a critical housing shortage for key workers and First Nations people in the region. Following the purchase of an underutilised portion of land and securing funding from the Commonwealth Government Building Better Regions Fund, the project created 20 new medium density affordable rental housing units and 42 new housing lots, a full basketball court, playground, park and new Community Hub.

This project offers a range of transferable concepts and practices that can be adapted for use in other settings and jurisdictions, starting with their
collaborative approach. The success of Griffin Green has led to further opportunities for collaboration between Argyle Housing and Griffith City Council, including the development of additional affordable housing units.

Griffin Green shows that Councils can be incredibly responsive, creative and innovative in meeting the needs of their communities” said Carolyn Doherty, CEO Argyle Housing. “We are incredibly grateful to the Griffith City Council team for its commitment and willingness to look outside the box and do something positive for the community.”

The project’s success in achieving a 40% occupancy rate for First Nations peoples highlights the importance of cultural sensitivity and community engagement. By involving community leaders and respecting cultural heritage, other projects can foster inclusivity and create a sense of belonging for diverse populations.

Another transferable concept is Argyle Housing’s collaboration with TAFE to develop a
skills-based education and training program for young people in construction to address the shortage of contractors in the region. This model could be implemented in other areas, helping to build local capacity and support the construction industry.

Through extensive stakeholder engagement, sustainable design, and a commitment to inclusivity,
Griffin Green showcases a comprehensive and adaptable model for affordable housing that can be tailored to meet the needs of different communities and jurisdictions.

The AHI acknowledges the tireless efforts of those working within the homelessness sector, supporting the thousands of people experiencing homelessness and searching for meaningful pathways to live normal, productive and healthy lives. Our #HomelessnessWeek2025 sector forum in Sydney saw over 150 leaders, workers, politicians, policy makers, social impact collaborators, change makers and – most importantly - people with lived experience come together to talk about the impact of homelessness and share innovative responses within our community. Collaboration is key and the vibe in the room was inspiring. Real people making real differences. But we know it is far from enough and we must all strive to do more. We commend the NSW Minns Government, in particular the Hon Rose Jackson MLC, for their bold commitment to ‘make homelessness rare, brief and not repeated because people have a safe home and the support to keep it’ through the release of the NSW Homelessness Strategy 2025-2035. Thanks to Rebecca Pinkstone CEO Homes NSW and Dom Rowe CEO Homelessness NSW for their strong leadership and commitment to ending homelessness and providing more people with a home. The AHI continues to support and connect the workers who turn up, show up and get things done. Every single day.
