Block Blitz: A new approach to asset service delivery

Winner of the Brighter Future Leading Asset Management 2025 Award, Block Blitz is an innovative and inclusive tenant-centred approach to asset service delivery.

Responding to tenant feedback requesting less inspections and easier timeframes, Bridge Housing’s Homes Team Leader, Jessica Turner saw an opportunity to deliver asset management services efficiently, while also supporting community development and tenant engagement.


A unique and integrated local approach to asset service delivery was developed.
Block Blitz involves a one-day event combining annual property inspections, safety audits and instant minor repairs, with community development activities, a BBQ and food hampers. Delivering all services on one day with an onsite presence, reduces the need for tenants to provide access to their homes through the year. This in turn results in an improved access rate, reducing the need for reattendance by inspectors. It also ensures that any identified repairs are actioned on the spot, meaning tenants don’t need to get in direct contact to arrange repairs. 


The pilot
Block Blitz was run at a block of 50 units in the Northern Beaches for over 55s, with most living alone. When Bridge Housing evaluated the approach, they found the benefits extended far beyond property condition and asset service delivery efficiencies. The event helped tenants to build genuine connections and reduce their isolation, all while fostering a sense of inclusive community. 


In addition, the presence of staff from the housing, support and community development teams provided opportunities for staff to strengthen their relationships with tenants and ensure they can access the supports and services they need. The outcomes from that pilot were so impressive that they have since scaled up this approach across their portfolio.


Bridge Housing has already begun sharing insights on the
Block Blitz model with other community housing providers looking to improve efficiency, tenant satisfaction and maintenance outcomes.
